We seek planning consent for a new settlement, 15 miles North from Bishops Stortford in Herfordshireshire and 15 miles south of Cambridge.

Great Chesterford already has a railway station with services to Cambridge and London. It will deliver circa 13,000 homes with an amenity hub focused on delivering its own needs and those of neighbouring villages, including school places and medical facilities.

Uttlesford’s draft Local Plan was rejected earlier in 2020 and the local authority has commenced preparation of a properly compliant Plan. Situated in the Knowledge Corridor which is central to government policy, Chesterford has excellent transport links by rail and M11 motorway, but is far enough away from the densely populated belt between Bishops Stortford and Braintree at a scale that can accommodate half the District’s 25,000 total housing need.

This is a conservative proposal with less than half of the 935 acres used for development and density set at a modest 15 dwellings per gross hectare. The masterplan creates a 88 Ha Common at its heart. We envisage over 40 km of dedicated walking/cycling routes and 40% of the land area will stay green, incorporating large amounts of space for sport and recreation. Residents can find employment in Cambridge, Stansted airport, Bishops Stortford and London, travelling by either train or car.

From an investor perspective, a key aspect is that the land cost to us is about 28% of the exit value and that planning can probably be achieved in 2021 in line with the new Local Plan process which will mean investor returns come relatively quickly.
