We are seeking planning consent for a new settlement, 13 miles southwest of Oxford, just north of Wantage, at a site adjacent to the mainline from London to the West Country via Didcot and Swindon.
We propose to build a station and develop a new garden settlement that sits alongside existing villages. It can deliver circa 11,000 homes. The masterplan combines all essential amenities, schools plus medical facilities and keeps 40% of the 764 Ha green. The masterplan allocates 50 Ha for a central Common and 30 Ha dedicated to sport.
The rationale for this focus is that VOWH faces a significant increase in its housing allocation. The location is chosen for its transport links by rail and its central location between major employment centres. It is also very much in the Knowledge Corridor, central to government policy.
This is a conservative proposal with under half of the land used for development and density set at a modest 14 dwellings per gross hectare. Residents can find employment in Oxford, Reading, Swindon and London, travelling by either train or car.
From an investor perspective, a key aspect is that the land cost to us is about 21% of the exit value and that planning can probably be achieved in 2022 in line with the new Local Plan process which will mean investor returns come relatively quickly.
